This 4-storey condominium was designed with great attention to detail using traditional California motifs to complement the historical neighbourhood as part of the revitalization of this part of the San Francisco Bay Area.
The building has twelve 1 and 2 bedroom contemporary suites on three levels over a parking podium and includes traditional archways, detailed parapets, covered terraces, stucco exterior finishes, wrought iron gates and Portland cement plaster mouldings. With sweeping views of the Bay Area, the interior features high ceilings, solid maple millwork, granite countertops, stainless appliances, office alcoves and highly detailed finishes.
Gate 48 was constructed with special attention to sound attenuation because of nearby high traffic volumes and includes high-tech wiring and many security and safety features for the residents. The project also features many green and sustainable innovations such as individually controlled centralized hydronic heating systems, efficient individual hot water on-demand boilers as well as high-efficiency appliances, lighting and glazing.
The development was designed to maximize the use of factory-built modular components to reduce the amount of work necessary on a very tight site with narrow streets and to minimize the building construction timeline. Off-site modular construction allowed for the efficient completion of this development in an area that is otherwise very expensive to build in. Minimizing the necessity for on-site labour meant that the building could be constructed in a very short time window and the modular component system greatly reduced the impact of the development on the surrounding neighbourhood.
